Shinjuku Front Square, Tokyo

In 2007, CapitaLand collaborated with Mitsubishi Estate Co., Ltd., Mitsubishi Jisho Residence Co., Ltd., and Heiwa Real Estate Co., Ltd., to develop Shinjuku Front Square, a prime commercial cum residential development located in Kita-Shinjuku, Shinjuku Ward, Tokyo, Japan. Shinjuku Front Square comprises a 35-storey commercial tower named Shinjuku Front Tower and a 20-storey residential tower named The Park House Shinjuku Tower.

Shinjuku Front Square sits on a 1.4-hectare site in Kita-Shinjuku, northwest of Shinjuku Ward, a major business and administrative district in Japan. Kita-Shinjuku is an area designated by Tokyo Metropolitan Government to transform the area that is concentrated with low-rise developments into a modern lifestyle hub. Shinjuku Front Square enjoys a strategic location near the Tokyo Metropolitan Government Office. The development is also bounded by Shinjuku Station, the busiest train station in the world, as well as Nakanosakaue Station and Nishi-shinjuku Station, which are directly connected to the main Tokyo Station.

Shinjuku Front Tower will offer a total floor area of approximately 94,000 square metres of office and retail space, with two basement floors for car parking. The first two levels will house retail shops, F&B outlets and supermarket. The third level will be designated for medical services while the fourth floor will be targeting serviced office to support the new start-ups and young entrepreneurs. Levels five to 34 will offer tenants about 1,686 square metres of column-free office space on a typical floor.

The Park House Shinjuku Tower will offer 298 units overlooking the city and the lush landscaped greenery within the development.

Shinjuku Front Square has been awarded the highest rank, Class S of Comprehensive Assessment System for Building Environmental Efficiency (CASBEE), for its environmental-friendly features. CASBEE is a classification of the environmental sustainability of the buildings in Japan by Ministry of Land, Infrastructure, Transport and Tourism, and the Housing Bureau.

Shinjuku Front Tower will be fully operational by end-2011 while The Park House Shinjuku Tower is slated for completion in 2012. Shinjuku Front Square is developed by Mitsubishi Estate Co., Ltd. and Heiwa Real Estate Co., Ltd.
