Design and Development

Our design and development team manages the planning, design and construction of numerous award-winning development projects such as AIA Central (formerly known as AIG Tower) in Hong Kong and Grade A prime office buildings such as Capital Tower and One George Street in Singapore.

Our multi-disciplinary team is able to execute the complete scope of design and development work from feasibility studies to budgeting and process management.

We possess an enviable track record for on-time delivery, cost efficiency and construction quality. Over the years, we have garnered numerous awards for design, architectural conservation, energy efficiency and construction excellence.


Property Management

Our tenants always come first. Our building management teams operate their buildings with a focus on making sure that each tenant's needs are taken care of and every building is maintained to our exacting standards.

Tenants enjoy access to a wide range of facilities and amenities at our buildings. For example at Capital Tower, tenants have access to corporate meeting rooms, the auditorium and the gymnasium. At Six Battery Road, tenants have access to a stylish lounge and waiting area.

To ensure that our properties are operated at the highest levels of professionalism and efficiency, we conduct regular tenant satisfaction surveys at every building. The objective is to provide tenants with a level of building management services that surpasses the highest industry standards.

In 2008, CCL’s property management arm was awarded ISO 9001 certificate, as well as Singapore Service Class certification by SPRING Singapore for its quality management system and service excellence to its customers.

With CapitaLand Group receiving the ISO 14000 certificate in 2007, CCL has implemented the Environmental Management System (EMS) to align its work process to reduce electricity and water consumption for the development and management of its properties.


Strategic Planning and Investment

We conduct market research and studies on tenancy trends to identify opportunities for growth and do scenario planning for new investments. With our in-depth industry knowledge and extensive networks, we are able to create and manage a diversified investment portfolio – from sourcing, evaluation and feasibility studies, to deal negotiation, due diligence and structuring of acquisitions.


Fund Structuring and Management

Our comprehensive suite of financial expertise covers fund treasury management, capital fund raising, fund structuring, financial modelling, portfolio management, tax planning, financial and statutory reporting, and investor relations.

We have track records in originating and structuring various real estate financial instruments:

  • We pioneered the first commercial REIT in Singapore – CapitaCommercial Trust (CCT). CCT is the largest listed commercial REIT by asset size. As at 30 June 2009, CCT’s total asset size was S$6.2 billion, comprising 11 prime commercial properties in Singapore and 10 commercial properties in Malaysia.

  • We also initiated CapitaLand’s first overseas REIT – Quill Capita Trust (QCT), which is listed on the Main Board of Bursa Malaysia Securities Berhad. QCT is set up to capitalise on the Malaysian real estate market. It posted a 17% premium over its retail offer price of RM0.84 on the close of its first trading day.

  • We also established and marketed CapitaLand’s second Shari’ah-compliant real estate fund, the Raffles City Bahrain Fund, which successfully closed at US$350 million (approximately S$531 million). This is the first equity sukuk* of its kind for a real estate project.

*Sukuks, which are compliant with Shariah principles for Islamic investments, are certificates which represent the holders’ proportionate ownership in the underlying assets.
